Residential glass repair and replacement

Roxy Glass repairs and replaces glass in Bay Area homes: broken and cracked window panes, foggy double pane units, shower enclosures, mirrors, patio doors and glass railings. In most cases the glass is replaced and your existing frame stays exactly where it is.

Why people call us

Nearly every home glass call is one of three things

Knowing which one you have tells you roughly how big the job is before you speak to anybody.

  • Usually urgent

    Something broke

A cracked pane, a shattered window, a broken patio door. If the opening is exposed it needs securing first. If the pane is cracked but intact, it can usually be booked normally, but it will not stop spreading on its own.

  • A window fogged up

Fog or haze between two panes is a failed sealed unit. It cannot be cleaned because the moisture is sealed inside the glass. The sealed unit is replaced and the window itself stays in place, which is a much smaller job than most people expect.

  • You are remodeling

Shower enclosures, mirrors, railings and new windows. These are measured on site once the tiling or framing is finished, because glass is cut to the real opening rather than to the size on a drawing.

The work itself

Home glass work, from the first look to the finished opening

Most home jobs are a glass repair rather than a full replacement, and the visit that decides which is a look at the opening you already have.

  • A white vinyl sliding patio door in a stucco wall, seen from the patio
Patio door White vinyl sliding patio door A white vinyl sliding patio door installed in a stucco wall. Patio door glass is tempered by code, so each panel is made to size.
  • A corner window looking down a dry hillside dotted with pine trees
Window glass Window looking out on a wooded hillside A window with a view down a wooded hillside. Windows on a slope can be hard to reach from outside, which affects how the job is set up.
  • White double hung windows on a tan siding wall beside white porch steps and a picket fence
New windows New double hung windows on a siding home White double hung windows on a home with tan siding. A full window replacement changes the frame as well as the glass.

Bay Area homes in particular

The glass problems that come with local housing

Bay Area housing stock is unusually varied, and the glass problems follow the era the house was built in more closely than they follow the city it sits in.

Pre war homes, wood sash windows

Victorians, Edwardians, Craftsman bungalows and brown shingles across San Francisco, Oakland, Berkeley and Alameda mostly still have single pane glass in wood sash. There is no sealed unit to fail, so these do not fog. What they do is crack, and the putty and glazing beads perish with age. Matching original obscure and textured glass in these homes takes more care than a modern replacement.

Mid century homes, big glass and thin frames

Post war tract housing and mid century modern homes across the Peninsula and the South Bay were built with large glass areas and slim aluminum frames. Eichler homes in particular use floor to ceiling glass walls. Those large panes are expensive to replace, frequently need tempered safety glass by code, and are worth checking against current safety glazing requirements when they are replaced.

Homes built from the 1970s onward, sealed units

This is where fogged windows come from. Any home with double pane windows has sealed glass units, and every one of those units will eventually fail. Because they were all installed at the same time and see the same weather, they often start failing within a few years of each other, which is why one fogged window is usually followed by others.

Inland cities such as Walnut Creek, Pleasanton and Livermore see far bigger daily temperature swings than the shoreline cities, and that daily expansion and contraction is exactly what works an edge seal loose. Homes near the bay and the coast deal with salt air instead, which is harder on hardware and on the metal coatings behind mirrors.

Questions

Questions homeowners ask

Do I need to be home when the glass is measured and fitted?

Someone needs to give access to the room the glass is in, both for the measuring visit and for the installation. It does not have to be you. For rental property we can work with a tenant or a property manager, and we will confirm the access arrangement when the visit is booked rather than turning up and hoping.

Will my house be left open while you work?

Only for the part of the visit when the glass is actually being changed, which is usually short. On a job where the glass has to be made first, the opening is boarded so the property is closed and weatherproof during the days that fabrication takes.

Do you clean up the broken glass?

Yes. Clearing the broken glass and taking it away is part of the job, along with the packaging the new glass arrives in. You should not be left with a bag of broken glass to deal with.

Can you work on an older home with original windows?

Yes, and it is common work across the Bay Area. Older wood sash windows are reglazed differently from modern vinyl or aluminum units, and matching obscure or textured glass in a period property takes more care. Tell us the age and style of the house when you call so we bring the right materials.

Is there a minimum job size?

A single pane is a perfectly normal job. That said, if you have several windows with the same problem, having them all measured in one visit is more efficient for everyone and usually works out better for you than three separate call outs.
