Bi-fold Patio Door Glass and Installation

This is the service for a broken bi-fold panel

A bi-fold patio door folds several glazed leaves to one side so the opening is almost entirely clear. Roxy Glass replaces the tempered glass in a bi-fold panel and installs new bi-fold units into an existing opening. Because every leaf carries its own weight on the top track, a bi-fold is the one door type where the opening has to be measured and checked for level before anything is ordered.

When you need bi-fold patio doors

If any of the following describes what you are looking at, this is the service that handles it.

  • A broken or fogged panel in an existing bi-fold door
  • Leaves that no longer fold cleanly or catch on each other
  • Replacing a standard slider with a wider folding opening
  • A new opening formed during a remodel that needs glazing

What this service covers

  • Replacing broken or fogged glass in an existing bi-fold panel.
  • New bi-fold and folding glass wall units into an existing structural opening.
  • Top hung and bottom rolling tracks, with the hardware matched to the leaf weight.
  • Tempered safety glass in every leaf, which code requires in a door.
  • Low emissivity and laminated glass, because a folding wall is a large glass area.
  • Threshold detail and weather sealing across the full width of the opening.
What this service does not cover
  • Forming or widening the structural opening, including the beam over it. That is a contractor's work and it comes before we measure.
  • Sliding patio doors, which are covered by sliding glass doors.
  • Interior folding partitions for offices, which are covered by glass partitions.
  • Flooring and finishes up to the threshold.

This page covers one kind of work within Glass Doors and Patio Doors. If you are not sure which you need, start there.

The opening decides the door, not the other way round

With most glass, the opening is measured and the glass is made to suit. A folding door is the one case where the opening may need work first, so it is worth knowing what is being checked.

Level across the head

A top hung folding door carries every leaf from the head. Level across the full width is the single measurement that decides whether the door will fold smoothly in five years, not just on the day it is fitted.

What the floor has to take

A bottom rolling door puts the weight on the floor instead, which suits an opening whose head cannot carry it. The trade off is a track in the floor line, which affects the threshold and how water is managed.

Lead time is real

Every leaf is made to the measured opening in tempered glass, which cannot be cut after it is treated. A folding door is ordered and made, so expect a measuring visit and a wait rather than a same week installation.

Get the structural work done first

If the opening is being widened as part of a remodel, the beam and the structural work come first and we measure afterwards. Glass made to a drawing rather than to a finished opening is glass that does not fit, and tempered glass cannot be trimmed on site to make it.

The work itself

What bi-fold patio doors looks like on site

These are the stages the job actually runs through, from the first look at the opening to the finished glass.

  • A row of black framed windows along a wooden deck under a pergola
Covered deck windows Black framed windows along a covered deck Black framed windows along a covered wooden deck. Low windows beside a walkway may call for safety glass in the lower panes.
  • A plumbing supply store with a wide run of glass doors and windows under a flat awning
Supply store storefront Glass storefront at a supply store A wide storefront of glass doors and windows at a supply business. Each door and window lite is its own pane, sized to its frame.
  • A restaurant storefront at night with a glass door and large windows, labeled store front glass

What happens next

How the job runs

  1. Tell us what happened

Call the line for your area or send the estimate form. A photo of the damage and a rough measurement lets us tell you straight away whether it is a glass only repair or a full replacement.

  2. We measure the opening

Glass is cut to the opening, not to a catalog size, so the measurement has to be exact. For most jobs we measure on site. For a simple pane you can measure it yourself and we will tell you how.

  3. You get a written estimate

The estimate is free and it sets out the glass type, the thickness, whether safety glazing is required and what the work involves. Nothing is ordered until you approve it.

  4. The glass is made

Standard glass is usually cut at our Newark shop. Sealed double pane units, tempered glass and made to order shapes are fabricated to your measurements, which is what sets the lead time.

  5. We fit it and clear up

We fit the glass, check that it seals and operates properly, and take the old glass and packaging away with us.

Cost

What changes the price

What changes the price of bi-fold patio doors
  • The number of leaves and which side they stack to, which decides the hardware.
  • The width and height of the opening, and whether the head is level enough to carry a top hung track.
  • Whether the track is top hung or bottom rolling, since that changes what the floor has to take.
  • Thermally broken frames and low emissivity glass, because a folding wall is a large area of glass.
  • Threshold detail, which is where a folding door is most likely to let water in if it is done badly.

Roxy Glass does not publish a fixed price for this work, because the price depends on the opening in front of us. Estimates are free, so the fastest way to get a real number is to send the measurements and a photo, or to have us come and measure.

Questions

Questions about bi-fold patio doors

Can a bi-fold door go into my existing patio door opening?

Often yes, but the opening has to be checked first and that check is not a formality. A folding door hangs its whole weight from the head on a top hung track, so the head has to be level and it has to be carrying load properly. A standard slider opening is frequently fine. An opening that has settled, or one where the head is not straight across its width, needs attention before a folding door goes in, because a track that is not level is a door that will not fold cleanly for long.

How many leaves should I have, and which way should they stack?

The width decides the number, and how you use the room decides the direction. More leaves means each one is narrower and lighter to move, but it also means more vertical frames in the view when the door is shut. Stacking direction matters more than people expect: leaves stack to one side and take up that part of the wall, so stacking away from the main walking route and away from furniture is usually the right call. We walk through both on the measuring visit.

Is a folding door as weathertight as a slider?

A well made and well fitted one is, but there is less margin for error. A slider has a simple overlap and a single track to seal. A folding door has a seal at every leaf joint and a threshold running the full width, so there are more places for water to find a way in. This is why the threshold detail is the part worth asking about, and why a folding door is not the right choice for an elevation that takes driving rain with no shelter at all.

One panel in my bi-fold is broken. Can that single leaf be reglazed?

Yes, in most cases. The glass in a bi-fold leaf is tempered and made to size, so the panel is measured and the new glass is fitted into that leaf while the rest of the door stays as it is. What matters is identifying the hardware, because leaf frames vary between manufacturers and the glazing method varies with them. A photo of the hinge and of the top track helps us work that out before the visit.

Why does a folding door need a measuring visit rather than a phone quote?

Because the number that decides the job is how level the head is across the full width, and that cannot be given over the phone. Every leaf hangs from that head. On a wide opening, a head that is out by a small amount at one end is enough to make the leaves bind as they fold. Measuring and checking level on site is what stops a folding door becoming a folding door that sticks.
