Glass work in San Jose

San Jose has three distinct kinds of glass problem, and the era of the house predicts which one you have

San Jose grew in waves, and the glass problems follow the wave rather than the district. Understanding which wave your house belongs to tells you a great deal about what you are looking at before anybody comes out.

The older neighborhoods, Naglee Park, parts of Willow Glen, Japantown and the Rose Garden, hold Craftsman bungalows, Victorians and early Spanish revival homes with single pane glass in wood sash. There is no sealed unit in these windows, so they never fog. What they do is crack, and the putty and glazing beads perish with age. Matching original obscure and textured glass in these homes takes more care than a modern replacement, so it is worth saying on the phone that the house is a period property.

The enormous post war expansion, which covers Almaden Valley, Blossom Valley, Cambrian Park, Evergreen and Berryessa, is where nearly all our foggy window work in San Jose comes from. Those homes were built with aluminum framed sliders and early double pane units, and every one of those sealed units eventually fails. Because a whole tract was built and glazed at the same time, the units tend to fail within a few years of each other, which is why one fogged window in a San Jose tract home is usually followed by several more.

Inland heat is what actually breaks the seals

San Jose sits far enough inland that it misses most of the marine layer that keeps San Francisco and the shoreline cities cool. Summer afternoons get genuinely hot and nights cool off sharply, and that daily swing is the mechanism that works a sealed unit apart.

Every time a sealed unit heats up, the gas inside expands and pushes on the edge seal. Every night it cools and pulls back. West and south facing elevations take the most of it, which is why a San Jose homeowner very often finds that the fogged windows are all on one side of the house. If that describes yours, the pattern is not a coincidence and the remaining windows on that elevation are worth checking at the same time.

Eichler homes and mid century glass walls

San Jose has several Eichler tracts, notably around Fairglen in Willow Glen, along with a large amount of other mid century housing built with big glass areas and slim post and beam framing. These homes are wonderful and their glass is not cheap.

The panes are large, they are often floor to ceiling, and under current building code much of that glass has to be tempered safety glass because of its size and its height above the floor. Tempered glass cannot be cut after it is treated, so every panel is manufactured to the measured size. If you own a mid century home with large glass walls, expect a measuring visit and a fabrication lead time rather than a same day fix, and be cautious of anyone who promises otherwise.

Commercial glass across the city

Downtown San Jose, Santana Row, the Alameda, Japantown and the Winchester corridor all carry a lot of ground floor retail, and storefront glass is a regular call. Storefront panels are tempered or laminated safety glass made to order, so the sequence is always secure the opening first, measure it the same visit, then fit the permanent glass when it has been made.

For any San Jose business, that first step is the one that matters. See emergency board up for what happens and what to have ready when you call.

Coverage and eligibility

What Roxy Glass covers in San Jose

San Jose sits inside the Roxy Glass service area, so there is no minimum job size, no travel surcharge and no separate call out fee for the city.

Who we work for in San Jose

  • Homeowners and tenants with a landlord's approval
  • Landlords and property managers, working from measurements you send
  • Businesses, offices and storefronts in San Jose
  • Builders and contractors on San Jose projects

What sets the timing

The glass, not the distance. Standard clear glass in a common size is cut at the Newark shop. Sealed double pane units, tempered safety glass and made to order shapes are fabricated to your measurements, which is what sets the lead time.

Roxy Glass does not publish arrival times, because traffic across the Bay Area makes any printed figure unreliable.

What we need from you

A rough size, a photograph of the opening if you have one, and access. For a straightforward pane you can measure it yourself and we will tell you how. For anything frameless, structural or made to order, Roxy Glass measures on site, because the opening is rarely square.

The work itself

How a job in San Jose actually runs

Every job is measured at the property and the glass is cut at the Newark shop, then fitted and checked before the visit ends.

  • A row of black framed windows along a wooden deck under a pergola
Covered deck windows Black framed windows along a covered deck Black framed windows along a covered wooden deck. Low windows beside a walkway may call for safety glass in the lower panes.
  • A plumbing supply store with a wide run of glass doors and windows under a flat awning
Supply store storefront Glass storefront at a supply store A wide storefront of glass doors and windows at a supply business. Each door and window lite is its own pane, sized to its frame.
  • A restaurant storefront at night with a glass door and large windows, labeled store front glass

What happens next

How a job in San Jose runs

  1. Tell us what happened

Call the line for your area or send the estimate form. A photo of the damage and a rough measurement lets us tell you straight away whether it is a glass only repair or a full replacement.

  2. We measure the opening

Glass is cut to the opening, not to a catalog size, so the measurement has to be exact. For most jobs we measure on site. For a simple pane you can measure it yourself and we will tell you how.

  3. You get a written estimate

The estimate is free and it sets out the glass type, the thickness, whether safety glazing is required and what the work involves. Nothing is ordered until you approve it.

  4. The glass is made

Standard glass is usually cut at our Newark shop. Sealed double pane units, tempered glass and made to order shapes are fabricated to your measurements, which is what sets the lead time.

  5. We fit it and clear up

We fit the glass, check that it seals and operates properly, and take the old glass and packaging away with us.

Questions

Questions from San Jose customers

Which phone number should I call for glass repair in San Jose?

Call (408) 469-4477. That is the Roxy Glass South Bay line, and it is answered by the team that covers San Jose. You can also use the estimate form and we will call you back.

Does Roxy Glass serve San Jose?

Yes. Roxy Glass covers San Jose and the rest of Santa Clara County from its shop in Newark, California. Every service on this site is available in San Jose, from a single cracked pane to a full storefront.

Does Roxy Glass have a shop in San Jose?

No. Roxy Glass has one place of business, at 7401 Morton Avenue, Suite A, Newark, CA 94560. That is where glass is cut and where every Bay Area job is dispatched from, including jobs in San Jose. It is the only address on the company license record.

How soon can Roxy Glass get to San Jose?

It depends on the glass rather than the distance. Roxy Glass schedules a measuring visit to San Jose rather than arriving unannounced, and we do not publish an arrival time, because traffic across the Bay Area makes any printed figure unreliable. Call and we will tell you the next realistic slot. When an opening is not secure we board it up first so the property is safe while the permanent glass is made.

How much does glass repair cost in San Jose?

Roxy Glass prices glass by the opening rather than by the city, so a job in San Jose costs the same as the identical job anywhere else in the service area. The size of the pane, whether it is single or sealed double pane, whether code requires safety glazing, the frame material and the access are what move the price. Estimates are free.

Do you have an office in San Jose?

No. Roxy Glass has one place of business, which is our shop at 7401 Morton Avenue, Suite A, Newark, California. San Jose is served from that shop, which is where the glass is cut and where jobs are dispatched from. Calls for San Jose are answered on our South Bay line at (408) 469-4477.

Several windows in my San Jose tract home have fogged up. Is that normal?

Yes, and it is one of the most common calls we take from San Jose. When a whole tract was built and glazed at the same time, the sealed units age together and see the same weather, so they tend to fail within a few years of each other. It is worth walking the property and noting every affected window before you call, because measuring several in one visit costs far less than several separate visits.

My Willow Glen home is a period property. Can you match the original glass?

In most cases yes. Older San Jose homes often have obscure or textured glass in bathrooms and entry side lights, and matching the pattern matters or the repaired panel stands out. Tell us the age and style of the house and send a close photograph of the glass when you call, so we can identify the pattern before we come out.

Will I need a permit for window work in San Jose?

Permit requirements are set by the City of San Jose building department, not by us, and like for like glass replacement is treated differently from changing an opening. Some older neighborhoods also sit within conservation or historic areas that add their own review. We will tell you when we think permitting or review is likely to apply so you can check with the city before work is scheduled.

How soon can you get to San Jose?

San Jose is served from Newark, so a measuring visit is scheduled rather than immediate. We do not publish an arrival time, because traffic between the East Bay and the South Bay makes any printed figure unreliable. Call the South Bay line and we will tell you the next realistic slot rather than a number we cannot keep.
